Just beneath Mooresville’s iconic water tower sits a property that most longtime residents will recognize: 344 S. Main Street. For years, it was home to the Relax Inn Motel, a no-frills stopover for travelers passing through the heart of town. Built in 1973, the single-story structure spans 8,049 square feet and occupies 0.68 acres of commercially zoned land — all in one of the most visible corners of downtown.

A Quiet Chapter in Mooresville’s Hospitality History

Though it never aimed for luxury, the Relax Inn played a part in Mooresville’s hospitality offerings, providing affordable lodging within walking distance of downtown shops and eateries. With its exterior corridor layout and unassuming facade, it was the kind of place locals knew well — even if only in passing. Its close proximity to the town’s towering water tank made it a natural part of the skyline and streetscape.

But as the town grew and evolved, the motel began to show its age. By the early 2020s, it had faded from commercial listings and appeared largely inactive — a sign that change might be on the horizon.

Change of Hands

That change came in May 2024, when the property was sold for $1 million to Jai Himjama LLC. The sale ended nearly three decades of static ownership and opened the door to new possibilities, especially given the property’s designation as TD – Commercial within Mooresville’s zoning framework.

This zoning allows for a wide range of uses — from retail and office space to mixed-use developments — making it a strong candidate for revitalization in a downtown area that has steadily welcomed growth and redevelopment.

What Comes Next?

Despite the sale, no official steps have been taken toward redevelopment as of May 2025. A search of the Town of Mooresville’s public permitting database reveals no building permits, construction applications, or development proposals filed for 344 S. Main Street. This means the site, while full of potential, remains in limbo — a blank slate waiting for its next chapter.

Looking Ahead

Whether it becomes a new commercial hub, community space, or something else entirely, the future of 344 S. Main Street will depend on planning, investment, and town oversight. Any redevelopment effort will need to follow Mooresville’s Unified Development Ordinance and go through the appropriate approval channels.
