A Charlotte developer is set to improve a hazardous intersection in the Lake Norman area while creating a large new housing community. Cambridge Properties, which was approved by the Mooresville Board of Commissioners, will invest $1.5 million in road upgrades as part of its Witherspoon Woods development. The project will include up to 175 single-family homes across nearly 63 acres of land at Kistler Farm and Rocky River roads in east Mooresville. The developer has worked closely with town planners and local residents for the past three years to create a plan that benefits everyone involved.

Significant changes to the initial proposal have been made, including reducing the number of homes and incorporating a variety of road improvements. These include the construction of a roundabout at the Kistler Farm and Rocky River intersection, a new left-turn lane on Coddle Creek Highway, and a left-turn lane on Rocky River Road into the development. A 30-foot vegetative buffer and a gate will also separate the development from the neighboring Woodlands community.
The development will preserve nearly 30% of the land as open, recreational space, including parks, walking trails, an observation deck, and seating areas. Additionally, a pedestrian bridge will be built to connect the trails to the nearby Dye Creek Greenway.
After a previous proposal for 299 homes was rejected, this revised plan focuses on creating a more balanced and neighbor-friendly development, with fewer homes per acre than nearby properties. The Mooresville Planning Board has already endorsed the plan, which will feature a range of home styles, wide sidewalks, and well-designed landscaping.
