A large stretch of land being cleared along Mecklenburg Highway (NC 115) near Langtree Road is part of a planned mixed use community known as Mooresville Village, a project that has already received zoning and planning approval from the Town of Mooresville and is now entering its early infrastructure phase.
Mooresville Village is planned along NC 115 near the future East–West Connector, part of ongoing transportation improvements in southeastern Mooresville.

The approved development spans roughly 98 acres and is designed as a walkable community that brings together residential living, retail, office space, and community amenities. Town approvals allow for up to 625 residential units across a range of housing types, including single family homes, townhomes, apartments, and age targeted active adult housing. A wellness center is also shown within the approved plan.

Commercial areas are planned primarily along Mecklenburg Highway and near the East West Connector. These areas are designated for retail, restaurants, office uses, and a hotel. Public planning documents show a roughly 50,000-square-foot grocery store as part of the Mooresville Village plan, and town officials noted a lease was announced at the rezoning hearing.

Site plans illustrate an interconnected street network with sidewalks, green spaces, and stormwater features integrated throughout the community. Natural buffers and open areas are included to manage drainage and provide separation from surrounding properties. The project is expected to be built in multiple phases rather than all at once.

Mooresville Village is being developed by Pappas Properties, a Charlotte based real estate development firm known for mixed use and master planned communities across the region. The company has completed a number of well known projects that combine residential living with retail, dining, office space, and public gathering areas.

Notable developments by Pappas Properties include Birkdale Village, Phillips Place, Sharon Square, and The Metropolitan. These projects are recognized for their emphasis on walkability and community centered design.

In describing the company’s approach, Peter Pappas, founder and chief executive officer of Pappas Properties, has stated, “Our vision is to create a wellness-centric residential community founded on quality housing, a public gathering space for social opportunities and healthier living.”
The land clearing currently visible along NC 115 is consistent with early site preparation and infrastructure work tied to both the East West Connector and future phases of Mooresville Village. At this stage, activity is focused on grading, utilities, and roadway improvements rather than vertical construction.
As the project continues to move forward, additional details such as construction timelines, building designs, and future commercial tenants are expected to be released through the town’s planning and permitting process. For now, the work underway reflects years of planning and coordination aimed at adding housing options, connectivity, and new amenities to Mooresville.
